Buying process – resale property:

Step 1:            Make an offer, the asking price is often only listed when the property is new to the market. To negotiate the price between buyer and seller is a common procedure.

 

Step 2:            After having agreed on a price a reservation contract is written. The reservation contract together with the reservation amount, which varies between €3,000 – €6,000, ensures that the property is removed from the market of all estate agents who have it in their portfolio. The reservation amount is usually managed by the seller’s advisor/lawyer and is deducted from the total amount of the property upon final payment.

 

Step 3:            Preparation of a so-called “Compra Venta”, purchase contract. Between the reservation of the property and the compra venta, all inspections of the property should have been carried out. This agreement forms the basis of the notarial document.

 

Step 4:            An appointment is booked with the notary. Final payment is done and the document is signed by all parties or authorized representatives. After this the keys are handed over to you.

Purchase costs – resale property:

In the event of a resale, you have a number of costs:

1. Transfer tax 10% in Alicante / 8% in Murcia

2. Small costs*= Ca 4000€

 

* These small costs include notary fees (approx. €1200), the cost of your gestor / lawyer (approx. €1500),
NIE number application (approx. €150), transfer of tools etc. (approx. €350 – €550),
power of attorney (approx. €175), administration costs (approx. €365), etc.
